Cookie Notice

This notice provides information about the cookies and similar technologies used on the yararesidence.hu website (the "Website"). The Website is operated by the developer of the YARA Residence project, Faedra V. Ingatlanfejlesztő Részalap (registered office: 1132 Budapest, Váci út 22-24., 5. emelet); details of the processing of personal data are set out in the Privacy Notice.
This English text is a convenience translation. In the event of any discrepancy, the Hungarian version (Süti tájékoztató) prevails.
1.What are cookies?
A cookie is a small text file placed in your browser by the website you visit and sent back by the browser on subsequent visits, allowing the website to "remember" certain settings or recognise returning visitors. Similar technologies, such as entries stored in the browser's local storage (localStorage), are treated in the same way and are also covered by this notice.
Strictly necessary cookies are indispensable for providing the service and may therefore be used without consent (pursuant to Section 155(4) of Act C of 2003 on Electronic Communications). A statistics solution that is cookieless — that places no data whatsoever on your device and reads no previously stored data from it — may likewise be used without consent, because the consent requirement referred to above does not apply to it in the absence of any storage or access; this solution is described in the "Cookieless statistics: Umami" point below. Any other statistics solution that places a cookie or a similar technology (for example, a localStorage entry) on your device is set only with your prior, express consent (Article 6(1)(a) GDPR).
2.How do we use cookies?
On your first visit to the Website, a cookie banner is displayed on which you can allow or refuse non-essential cookies by category. Non-essential cookies, including statistics cookies, are loaded only after you have given your consent in the banner. Refusing consent does not restrict your use of the Website.
Your choice is recorded in your browser's local storage so that the banner does not need to be shown on every visit. This entry itself belongs to the strictly necessary category.
3.Strictly necessary cookies and stored entries
These entries are required for the secure operation of the Website and for storing your cookie choice; they do not require consent.

The Cloudflare cookies may be set in connection with the bot-protection service (Cloudflare Turnstile): Turnstile protects the inquiry form against automated (bot) abuse. Details of the related processing are provided in the Privacy Notice.
4.Statistics cookies: Google Analytics 4
We use Google Analytics 4 (GA4) to measure Website traffic. GA4's measurement code (gtag.js) is not loaded, and GA4 cookies are not set, until you have consented to statistics cookies in the cookie banner; without consent the Website transmits no data whatsoever to Google. You may withdraw your consent at any time, without giving reasons, as described in the "Changing your consent, deleting cookies" point below.

Measurement data are made available to us by Google in aggregated, statistical form; according to Google, GA4 does not log or store full IP addresses. Event-level measurement data are retained on Google's side for at most 14 months. Detailed information on Google's processing is available in the Google Privacy Policy.
5.Cookieless statistics: Umami
In addition to, and independently of, Google Analytics 4, we also use a cookieless statistics solution called Umami to measure the Website's traffic. Umami's tracking code sets no cookies and, according to the provider's documentation, stores no data whatsoever in the visitor's browser: it distinguishes visitors server-side, using an identifier derived from the IP address, the browser identifier (user agent) and the Website's identifier, without cookies. Measurement is first-party and serves solely to produce aggregated traffic statistics; Umami does not track visitors across devices or websites, does not build individual visitor profiles, and we do not use the measurement data for advertising purposes.
Because Umami places neither a cookie nor any other data on the visitor's device, and reads no previously stored data from it, the consent requirement under Section 155(4) of Act C of 2003 on Electronic Communications does not apply to this measurement, in the absence of storage or access; Umami therefore runs independently of, and even before, any choice made in the cookie banner. The processing of the IP address in this context is transient and serves solely to produce that identifier; its legal basis is the Operator's legitimate interest (Article 6(1)(f) GDPR): understanding and improving the use of the Website, without building an individual visitor profile and without any advertising use.
To correctly attribute inquiries submitted through the contact form — in particular, to correctly credit inquiries arriving from a property portal to their source — the Website stores the following entries, likewise first-party and cookieless, in your browser's local storage (localStorage) and session storage (sessionStorage). These entries can only be read by the Website (yararesidence.hu) — no other website has access to them — and the Website uses them solely for the purpose above, when the form is submitted.

Placing the source-attribution entry (yara-attribution-v1) — like the Umami measurement itself — does not require consent: its purpose is not to produce statistics but to attribute an enquiry you submit to the correct source, and the Website uses it solely when the form is submitted. The session identifier (yara-session-v1), by contrast, serves an expressly statistical purpose and is therefore governed by the general rule above: it is created only if you have consented to statistical processing in the cookie banner; without consent the Website neither creates nor stores it. You may delete these entries at any time in your browser's settings; if you do, any source data from an earlier visit is lost, and your next visit is treated as a new "first visit".
6.Changing your consent, deleting cookies
You may change or withdraw your earlier choice at any time, without giving reasons, by clicking the "Cookie settings" link in the footer of the Website. The cookie banner will then reappear and your new choice takes effect immediately. Withdrawal of consent does not affect the lawfulness of processing before the withdrawal.

Please note that if you delete the strictly necessary entries, certain functions of the Website, such as keeping the cookie banner hidden, may not work as expected.
7.Further information, remedies
Full details of the processing connected with cookies (including the identity of the controller, your rights, the safeguards applicable to transfers to third countries and the available remedies, including the right to lodge a complaint with the Hungarian National Authority for Data Protection and Freedom of Information (NAIH, www.naih.hu)) are provided in the Privacy Notice.
8.Amendments to this notice
Version 1.2 of this notice is effective from 30 July 2026; this amendment records that Google Analytics 4 and Cloudflare Turnstile — which an earlier version of this notice still described as planned services — are in actual operation on the Website. Version 1.1, which took effect on the same day, documented the introduction of the Umami cookieless statistics solution and the related, source-attribution local storage entries. We will update the notice again whenever the set of cookies and similar technologies used further changes; the version currently in force is always available on this page, with amendments indicated by the version number and the date of the update.
